The shorefront is gravel bottom and drops off fairly quickly, creating a perfect setting for boating & swimming. An included dock provides convenient boating access and safe entry into the water for a Summer dip. The home faces due West, ensuring long days in the sun and exquisite sunset displays over Molasses Pond. 100′ of pond frontage is owned, with a good amount of green screen on either side of the property to provide a sense of privacy. Inside, this modest build & design is an iconic example of classic “Maine Pond Camp”. Two small bedrooms on the 1st floor and a 2nd floor sleeping loft & master bedroom supply space for overnight friends & family guests. The kitchen, bathroom & master bedroom were all part of a 2001 camp expansion. A dining area is between the kitchen & living room, with all three spaces facing directly to the pond. The large deck is entered onto from the living room and is so close to the pond that it creates a feel of being over the water. This camp has been enjoyed year round via thoughtful system design. Heat is provided by a wood stove and a propane Monitor heater. Water is still taken from the pond, but a modern septic system has been installed. Across Stratton lane, the .94 owned acres continues with a driveway to a large shed, which is also a great spot for Winter boat storage. Molasses Pond is 1,252 acres in size with a maximum depth of 47′. The pond is known for warm swimming waters & easy navigation on the water, with consistent depths and few rock dangers. Stratton Lane is a private, dead-end road. Only 12 or so homes exist beyond this camp. It’s a rather quiet setting, surrounded by mature forest & nature.
