Maine Housing Report, September 2026

 In Market Report

Today the Maine Assoc. Realtors released the Sept. 2026 Maine Housing Report and with it came some interesting figures: statewide, Sept. 2025 vs. Sept. 2026, the number of homes sold is down 4.2%. And again statewide, the median home sales price is up 2.6% to $415,000. Keep in mind, these numbers only compare September last year with September this year, but they do hold steady to the trend we’ve been seeing state & nationwide this year: the number of home sales remaining fairly steady with a slight decline and the value of homes remaining fairly steady, with a a slight increase.

It gets interesting when looking at the rolling quarter figures for Hancock County. These numbers are based on home sales from July 1 to Sept. 30, 2025 vs. the same time period in 2026. These figures show that in Hancock County, the number of home sales increased by 16% in the current rolling quarter (July 1–Sept. 30, 2025 vs. 2026), and the median home sales price increased by an impressive 18.4% during this same period. Both of these figures have Hancock County leading all 16 counties in Maine, and not by a small margin. The number of homes sold in Lincoln County has gone up 15% this rolling quarter vs. the same quarter in 2025, but the next highest county is Waldo, with a 6.4% bump up in home unit sales. That’s a big spread. The spread in median home values is even larger: Hancock County leads the state with an 18.4% rise in median value this rolling quarter versus the same quarter in 2025, while Lincoln County comes in second with an 8.2% gain in median home value. That’s less than half of the value gain in Hancock County for the next highest county.

These numbers are based on only a portion of the year, so do not tell the whole story. However, that 18.4% value gain is based on 246 home sales, so it is not necessarily a cherrypicked figure or small sample pool that makes the figure seem overly rosy. Overall, the figures seem to indicate what we already knew about our corner of Maine… it’s a particularly nice place to call home. There’s definitely a market shift underway, with more inventory coming on, interest rates at 3 year highs and buyers expecting more from their home purchase than they have in years. Competitive pricing is still key for sellers looking to sell now. This is especially true for properties off the coast, in rural locations, or away from the national park that brings so many to our region in search of their own piece of Acadia.

At Pemetic Purveyors this year, we’ve had sellers achieve instant success, resulting in sales near, at, or above list price. And we’ve also had sellers who have needed to adjust their list price and struggle to capture buyer attention. It’s a mixed market for sure. Sometimes the type of property it is and it’s location contribute to selling success, but more often it’s pricing. Either way it shakes out, we do our best to keep clients updated so they can make informed decisions in their real estate worlds.
